Development Opportunity. The site lies on the edge of the Bemerton Estate, on the site of an old public house. It is an area of rapid development with a number of new residential schemes both public and private. Surrounding buildings range from 4 to 10 storey in height. The Bemerton Estate to the east is council owned and the new development St. William’s Court directly to the west is privately owned. Planning permission was granted for a building on this site in February 2002 (REF: P011575). However, for various reasons, the building was not built in accordance with the approved plans. The proposal is a car-free development, because of the easy access to the public transport. Overground– to the north of the site, approximately 5 mins walking distance, there is the Caledonian Road, Barnsbury Station connecting to London Overground network and National Rail Network. Underground – to the south and north – east of the site, approximately 10 and 15mins walking distance, there are two Underground stations: King’s Cross Station and Highbury/Islington Station. Rail – The Caledonian Road, Barnsbury and King’s Cross Stations also connect to the National Rail Network. Bus – the bus routes run along York Way and Caledonian Road.
